The project involved the execution of full MEP core-and-shell works for a commercial office building, comprising six upper office floors with an approximate floor area of 950 m² per floor and direct access to adjacent retail and parking facilities. Mechanical works included domestic water supply via pressure booster pump sets located in the second basement, with main and secondary isolation valves provided to each office unit for future tenant connections and copper piping provisions coordinated with tenant VRV air-conditioning requirements. Fire and life safety systems comprised smoke exhaust and fresh air extraction for office areas, stairwell pressurization systems for safe evacuation, and fire hose reel cabinets with landing valves serving all floors. Electrical works included provision of main distribution boards and feeder cabling for tenant use, addressable fire alarm systems with detectors, manual call points, sounders and exit signage, SMATV distribution, UPS systems for safety and security loads, and CCTV systems providing live monitoring and recording for lobbies and common areas.
