Project details & specs:
An office building located on Dbayeh highway near LE MALL department store with a direct access to mall parking and stores, having 6 floors office spaces each floor having 950 m2 floor area.
The project is full MEP core and shell builds up, that enables tenant’s flexibility to modify office spaces as per their needs.
Mechanical
Water supply is provided via pressure booster set located in second basement and to each office space a main and secondary valve is installed for future connection.
Copper piping reservations based on VRV selection are installed to each office for tenant use.
Fire strategy is applied in the project via smoke fresh air and extraction fans feeding escape areas between offices and fire escape stairwell pressurization to ensure safe escape of tenants in case of fire, also installed are fire hose cabinets and landing valves providing water for fire extinguishing.
Electrical
Main distribution boards and main feeder cables are provided to each office space for tenant future use, also, Fire alarm comprising heat and smoke detectors, break glass, fire exit signs, and notifiers are installed to alert tenants in case of fire and indicate
designated fire exits.
SMATV system is installed to provide to each office space a wide variety of TV channels, outlets are provided to each floor for tenant future use.
UPS system is provided to all safety and security systems installed to keep systems running in case of power failure. CCTV system is installed providing security staff live and recorded video feedback to all building lobbies and surroundings.
