The project involved supply & construction of Seven Basements, One Ground Floor, One Mezzanine, & Twenty Seven Upper Floor
Basement seven contains Parking, Pump Room & Storage
Basements Six to Basement Four contain Parking, Storage & Water Treatment Plant Room
Basements Three & Two contain Parking, Driver Rooms & Fuel Oil Tank Room
Basement One contains Parking, Offices, Generator Room & Water Features Technical Room
The Ground Floor contains the Tower
Entrance, Lobby, Offices, Landscaping & Four Water Features
The Mezzanine Floor contains technical area

Upper Floor F1 to F5 contain two apartment in each floor with two swimming pools at F1 level
Upper Floors F6 to F22 contain one apartment in each floor with technical area at each level
Upper Floors F23 to F27 contain two Quadruplex with private swimming pool

Mechanical Work

The Air-conditioning installation for this project is based on VRV System for each
apartment. Ventilation Equipment consists of eighty four exhaust & fresh air fans
for Smoke, Exhaust & Fresh Air Requirements. Smoke Extraction Ducts are provided
with two hours fire rated insulation

Heating System is provided by Wall Hung Gas Boiler for each apartment

The project is equipped with fire detection and protection systems. The fire protection
is provided by a wet sprinkler system, Dry Chemical & CO2 systems

Plumbing

The installed drainage system consists of two sets of Duplex Submersible Pumps, PVC & Cast Iron piping network.

The Plumbing & Drainage installations for this project include the installation of all plumbing fixtures inside toilets & kitchens.

The Water Supply system is provided by:

  • Underground Concrete Tanks for Raw Water
  • Water Treatment Plant & Treated Water
  • Concrete Tanks for Treated located at Basement 7 Level & Upper Roof

The Water distribution is assured by lifting pumps from Basement 7 to Upper Roof & Pressurization Booster Pumps located at upper roof and feeding the highest floors. Lowest Floors are fed by gravity.

Ashrafieh Heights is equipped with centralized LPG gas system consists of two main tanks 5,000 Liters each with First & Second stage regulators & Third Stage Regulators
with metering system for each apartment

Pools & Fountains system consists of Four Water Features at Ground Level, Two Swimming Pools at F1 Level & Two Swimming Pools in Quadruplex A & B

Smoke Management:
The staircase is pressurized with pressurizing fans in case of fire with pressure relief dampers. (One for super structure, & the second for the basement stair).
The basements have a minimum 900m3/hr/car ventilation rate for smoke exhaust.
Ducts and fans used for smoke exhaust have 2hr fire resistance at 200 °C.
The lobby in each floor shall be protected by a fresh air/extract air smoke.
